		<description>I just looked at a 45 square meter apartment in excellent condition in the Bastile area. The price last summer was 360K. Owner rented it a few months and is trying again. Now it is 318K. 

Don&#039;t anyone kid you. Prices are falling and the recession has not even started (1Q09). The Russians, Brits, and Yanks have by and large hit the road. Even the Arabs are suffering due to the petrol collapse. 

I wager that apartment will go for 250K. 

Wait and buy next fall when prices are 10% to 20% lower.

Later on in the article the lack of a re-sale market is discussed.  It is stated that this is mainly because of the small number of developments/small size of the market.  It is then stated that fractionals could never appreciate in value because the market would always be saturated by new-build offerings!

The long-term success of the true fractional ownership market depends on the success of operations such as yours (and Sophie&#039;s even though she is slightly in competition with me!).  It is also important that the consumer can see a difference between good fractional developments such as yours, syndicate formation services such as Sophie&#039;s and mine, and the brand of &quot;fractional ownership&quot; being pushed by some of the big companies that is really close to being timeshare.  The Marriott development in London is a case in point - it is absurdly overpriced!

I see that your initial time allocation scheme is fixed calendar months (with the option to swap time).  Have you had any demand for smaller fractions/units of time allocation?

Also, I&#039;m getting some more interest in my proposed fractional apartment in the French Alps (Morzine).  If this goes ahead would you be able to give some advice based on your experiences in Paris?  I would be glad to pay a consultancy fee!
